Seven at Broadway
The development team of North American Properties and NorthPointe Group engaged John Senhauser Architects in late 2012 to design a seven floor, LEED certified apartment building in downtown Cincinnati. The design for the 111-unit building responds to the constraints dictated by the existing eight-story parking garage that comprises the building’s foundation. Maximizing the footprint, the units “live large” by utilizing vast amounts of glass and volume to make them feel open and spacious.
Taking a decidedly modern, formal approach to the design enlivens the building’s exterior. Rather than a flush façade of punched windows, bays were created, allowing residents to fully experience the views and the city around them. The vertical massing produces a crenellated facade providing a domestic level of articulation. The pattern repeats itself across the façade until it culminates at the building’s northeast corner with a set of overlapping bays and balconies. The building floor plans offer a diverse mix of unit types including: studios, one bedrooms, one bedroom dens, standard two bedrooms, and two bedroom penthouses. The units range in size from 630 sf to 1700 sf.
